Residential real estate representation is available throughout San Antonio, the Texas Hill Country, and New York City.
2. DO YOU WORK WITH BUYERS OR SELLERS?
Both. Buyer representation is the primary focus, with seller representation available when the property and circumstances are a strong fit.
3. WHAT TYPES OF PROPERTIES DO YOU REPRESENT?
Single-family homes, condominiums, cooperatives, townhouses, land, and select ranch properties. Interesting properties are not limited to a particular price point or architectural style.
4. DO YOU HAVE A MINIMUM PRICE POINT?
No. Fit is determined by the client, circumstances, and work involved—not a minimum purchase or sale price.
5. DO YOU WORK WITH RENTALS?
Yes. Rental representation is available in New York City and on a selective basis in Texas. The same consideration given to a purchase applies to finding the right rental, particularly when location, timing, lifestyle, or relocation are driving the decision.
6. DO YOU REPRESENT INVESTORS?
Selectively. The primary focus is residential real estate shaped by how people intend to live rather than purely by investment return.
7. DO I NEED TO KNOW EXACTLY WHAT I’M LOOKING FOR BEFORE CONTACTING YOU?
No. Sometimes the first part of the process is determining exactly that. Location, timing, priorities, finances, architecture, and daily life can all help narrow the search.
8. CAN I CONTACT YOU IF I’M NOT READY TO MOVE YET?
Yes. Good real estate decisions frequently begin well before a transaction does. An early conversation can be useful when considering timing, location, financing, relocation, or simply what might come next.
9. DO I NEED TO BE PRE-APPROVED BEFORE CONTACTING YOU?
No. You can begin the conversation before financing is finalized. When financing is required, establishing purchasing parameters with a lender will become an important early step before seriously pursuing properties.
10. WHAT IF I’M CONSIDERING MORE THAN ONE MARKET?
That's fine. You don't need to decide where before beginning the conversation. Comparing locations can be part of determining what actually makes sense.
11. DO YOU WORK WITH CLIENTS RELOCATING BETWEEN NEW YORK AND TEXAS?
Yes. Working across both markets can be particularly useful if you're considering a move, maintaining homes in multiple cities, or deciding which location best suits the next phase of your life.
12. CAN YOU REPRESENT ME IF I LIVE OUT OF STATE OR ABROAD?
Yes. Much of the process can be handled remotely, with communication, property evaluation, documentation, and local logistics coordinated according to the circumstances of the transaction.
13. DO YOU OFFER VIRTUAL TOURS OR REMOTE PROPERTY VIEWINGS?
Yes. Properties can be toured remotely when necessary, with attention given to details that photographs, floor plans, and listing materials may not adequately communicate.
14. DO YOU WORK WITH FIRST-TIME BUYERS?
Yes. You don't need to arrive knowing how everything works. The process is explained as needed, without assuming prior real estate knowledge.
15. WHAT HAPPENS IF I FIND A PROPERTY ON MY OWN?
Send it. Properties discovered through listing portals, social media, word of mouth, a tour through the neighborhood, or anywhere else can be evaluated as part of the search.
16. CAN I ATTEND OPEN HOUSES ON MY OWN?
Yes. Once representation has been established, communicate that relationship when visiting properties and keep Veronica informed. Procedures can vary by market, property, and listing, so coordination beforehand is useful.
17. CAN YOU HELP WITH NEW CONSTRUCTION?
Yes. Buyers can—and generally should—have their own representation when purchasing directly from a builder or developer.
18. CAN YOU HELP ME BUY AND SELL AT THE SAME TIME?
Yes. Timing two transactions requires careful planning, particularly when one depends on the other. The strategy is established around your finances, timing, housing needs, and tolerance for risk.
19. DO YOU REPRESENT SELLERS WHO ARE ALSO BUYING IN ANOTHER MARKET?
Yes. When a sale and purchase involve different markets, both can be considered as part of the same overall transition. Timing, financing, logistics, and the relationship between transactions are addressed from the beginning.
20. DO I NEED AN ATTORNEY?
It depends on the market and transaction. Attorneys play different roles in New York and Texas real estate, and the appropriate requirements and options will be discussed as part of the process.
21. HOW LONG DOES THE PROCESS TAKE?
There is no universal timeline. Market, property type, financing, inventory, negotiations, due diligence, and individual circumstances can all affect timing. The process moves according to the transaction rather than an arbitrary schedule.
22. CAN YOU RECOMMEND OTHER PROFESSIONALS?
Yes. Attorneys, lenders, inspectors, contractors, architects, designers, movers, and other specialists can be introduced when appropriate. You are always free to choose your own professionals.
23. DO YOU WORK OUTSIDE SAN ANTONIO, THE TEXAS HILL COUNTRY, OR NEW YORK CITY?
Possibly. If a property falls outside the areas regularly covered, the circumstances can be discussed. When another market requires different expertise or licensing, an appropriate referral can be made.
24. CAN YOU REFER ME TO AN AGENT IN ANOTHER CITY?
Yes. When representation is needed outside the markets Veronica covers directly, an appropriate agent can be identified and introduced.
25. DO YOU ACCEPT REFERRALS?
Yes. Referrals from past clients, friends, colleagues, agents, and other professionals are welcome.
26. HOW DO YOU COMMUNICATE WITH CLIENTS?
Communication is direct and adapted to the circumstances. Phone, text, email, video, and in-person meetings are used as appropriate, with expectations established at the beginning of the relationship.
27. WHAT IF WE DECIDE WE AREN’T A GOOD FIT?
A successful working relationship requires mutual confidence, communication, and respect. If the fit isn't right, it's better to recognize that early. Any obligations are governed by the applicable written representation agreement.
28. WHAT DOES IT COST TO WORK TOGETHER?
Compensation is established at the beginning of every engagement. Veronica generally charges 3% of the gross sales price for sales representation and 15% of the annual rent for rental representation.
Broker compensation is not set by law, mandated by any MLS or real estate board, and is fully negotiable. Final terms, including the fee structure and services provided, are established in the applicable written representation agreement. All compensation agreements are subject to final review and approval by eXp Realty.
29. HOW DOES THE PROCESS BEGIN?
